Apartment Buying Guide: What to Check Before You Book

These points apply to any apartment project, not just DRA.

  • Compare carpet area. Super area includes shared spaces. Two apartments with the same super area can offer very different usable room.
  • Check the floor, facing and view. Premium for higher floors or views can add noticeably to the base price. Ask for the full price breakup.
  • Verify RERA and approvals. Match the RERA number to the project and read the planning approval and the declared completion date.
  • Understand all costs. Parking, GST, stamp duty, registration, club membership and maintenance deposits come on top of the base rate.
  • Review the amenity list in the agreement. Brochure amenities should be written into the agreement for sale with a delivery stage.
  • Visit at peak hours. Check traffic, water supply and noise at morning and evening peak times.
  • Plan your loan early. Pre-approved finance gives you bargaining power and avoids last-minute delays.
